Andermatt is currently undergoing extensive modernisation and re-development with building projects transforming the resort. Let’s take a look at what property is currently for sale in Andermatt and what more is to come!

2. A snapshot of the development project in Andermatt…

By any standards the development project is ambitious in its scale, comprising:

  • Six 4* & 5* hotels including the award-winning Chedi Andermatt in 2013
  • 42 residential buildings with spa & gym facilities and 500 apartment units
  • 25 stand-alone chalets
  • A championship golf course – opened in 2016
  • A 663 seat concert hall – opened in 2019
  • 9800m2 of retail and restaurant floor area
  • Expansion of the ski area with gondolas to Nätschen and then Gütsch started in 2016
  • Connection of the ski area to Sedrun in the neighbouring canton of Grisons in 2018

By 2021 Andermatt boasted 3 Michelin starred restaurants and another opening from a Michelin starred chef is on its way. Of the 42 apartment buildings, 22 have already been delivered, 10 are under construction and a further 10 are in planning stages. 30 new shops will open by the end of 2024; the resort is only 1.5 hours from Zurich and 2 hours from Milan and attracts as many visitors in August as in January. The goal is to create a year-round lifestyle and a community of owners and visitors in the new resort which complements the old village next door.

Of the CHF 2 billion investment programme, 1.5 billion had been spent by the end of 2022 with a further 500 million earmarked in the next 3-5 years. This will include a CHF 170 million investment in the Dieni Resort extension with 13 buildings and 1800 beds on the Sedrun side by 2027, which is currently in planning.

3. Introducing the most recent property for sale Andermatt, Residence Maya.

The most recent development houses 17 apartments within Maya Residence only a stone’s throw from all the fine dining and shopping that Andermatt has to offer. Designed by Patricia Urquiola, this development is unique in that it will also feature Michelin-starred chef Andreas Caminada’s IGNIV fine dining concept, so celebrating global design and culinary genius under one roof! Starting prices are from CHF 1,650,000.

With only 17 apartments in total they are all 2 bedrooms and include penthouses which are duplex apartments and could offer a 3rd bedroom on the top floor. Apartments will have either a balcony or a loggia (covered balcony). Emphasis is very definitely on luxury, with heated wooden floors, fireplaces set in walls of salvan stone and silk carpets underfoot. Combine this with beautiful views down the valley and you have a residence that oozes a welcoming vibe along with sophistication. For relaxation look no further than the spa area with a sauna and a state-of-the art gym, whilst the penthouses boast their own private saunas. Parking is CHF 80k in addition.

By participating in the optional rental programme, you’ll generate rental income and prevent your unit from remaining vacant. Andermatt is unique in having an equal number of visitors in August as in January, testament to its dual season appeal. Rental yields are in the 1-3% range (based on the owner use of 30 days per year).

3. Residence Gilda – Only penthouse properties remain for sale.

Only penthouse property remains for sale in Andermatt within the popular Residence Gilda. Another high end development which is full of sophistication and charm and built for year-round living, owners benefit from a private residents’ spa with a relaxation area and terrace, two saunas, a state-of-art gym and a ski and bike room with dedicated private locker space. There are only 3 apartments remaining on the top floor of the building which are 2, 3 and 4 bedrooms.
