The Niseko Ski Resort, Japan

The Niseko ski area is located in the southwest of Hokkaido, Japan’s northernmost island famous for its natural beauty, hot springs and prodigious snow fall. With some of Japan’s best winter and summer sports it is a popular destination for Australian and Asian holidaymakers and second home buyers. There are direct flights to Sapporo from Hong Kong, Singapore, Beijing, Shanghai, Taipei, Seoul, Sydney and other major cities. The Hokkaido Shinkansen (Bullet Train) opened in March 2016 connecting the island with the rest of Japan. It is scheduled to extend to Sapporo with a stop in Niseko. The area is thus enjoying a growth spurt with investment in hotels (new Ritz Carlton and Park Hyatt) and a bid for the 2026 winter Olympics. Japanese architects are renowned for their modernist flair and use of space and light. Prepare to be pleasantly surprised by the new developments coming onto the market.

Renovations on the second half of the building will see another 12 hotel apartments being constructed increasing overall profit by more than 90% with minimal impact to overall costs.

The current cost of renovating phase 2, the second building, is estimated at ¥70 to 90 million depending on finishings and requirements.

Pocket Lodge

In 2018, Pocket Lodge was purchased to house a growing number of staff required for the expanding business. Pocket Lodge is a 12-bedroom lodge which was in operation up until 2017 and has been a private residence since then.

The building also houses a loft area which can also be utilised for accommodation and is currently used as a storage area.

The property sits on 500m2 of land and has an additional 480m2 adjoining plot that can also be built on at any time.

The property is located approximately 700m from the main gondola at Akakura Kanko ski resort and 1.2kms from Akakura town centre.

The property is in very good condition and with a small-scale upgrade renovation, this property could be operated as a hotel once again and generate a strong revenue once additional staff accommodation is completed.
