Is the resort easy to get around?
Yes, for a ski resort Alpe d’Huez is relatively flat as it sits on a plateau, so it is really easy to get around which is something to consider if you have either very young or elderly members of your family.
Is it far to the lifts?
There are 2 snow fronts in Alpe d’Huez, one is at the top of the resort where the Rond Point des Pistes is located. The 2nd snow front is at the Quartier Bergers in the top right of the resort. They are both well connected by lifts. If you have skied lower than Alpe d’Huez and have ended up in Huez Village, you can just hop on the Huez Express which takes you up to the Viel Alpe quartier. Then join the Alpe Express which takes you to the Bergers ski front and onwards. In the centre of Alpe d’Huez is the Télécentre lift which takes you to the Rond Point des Pistes.
Is the resort popular and will this be a good investment?
Alpe d’Huez has emerged into one of the most dynamic resorts in the French Alps. A large programme of investment has gone into this high altitude resort as recognition of the importance of snow assurance in an era of climate change. There were 23% more visitors last winter (2022/23) than pre-Covid in 2019/20. The ski lifts are owned by the SATA Group, France’s second largest mountain resort operator with a turnover of €85m. The group also owns nearby resorts Les Deux Alpes and La Grave and enjoys a close working relationship with the Mairie (town hall) and the tourist industry and is constantly improving the infrastructure. Moreover the resort aims to be carbon neutral by 2037 with hydrogen powered ski lifts and buses.
How have property prices evolved?
The resort has also made a conscious decision to move the hospitality offering more upmarket. For example, four years ago there was only one 5* hotel. Now there are three, the Daria-I-Noor, Les Grandes Rousses, which was awarded its fifth star last year, and the Chamois d’Or. Likewise, the new residential offering includes projects from experienced mountain developers such as PRIAMS. Do not expect to see any more huge flat-roofed condominiums. These new projects are selling at a premium price to the resale market, for example €12.5k per sqm versus €8.9k per sqm. Some of them are under the so-called Loi Montagne. These are freehold properties with no commercial lease but with an obligation to make them available for rental under a simple rental mandate with an agent when not using them yourself. This ensures the resort maintains sufficient “warm beds” throughout the year to sustain the local economy.
What else is there to do besides skiing?
Alpe d’Huez is extremely well set up for most sports. The Palais du Sport is in the centre of the resort and includes the following activities: Swimming pools both inside and outside, indoor climbing and bouldering courses, badminton, table tennis, squash, indoor tennis, archery, a gym/fitness room, an escape room and an indoor adventure course. The resort also has an ice rink during the winter months. There is plenty here for a rainy or snowy day to occupy all age groups. The Tomorrowland Electronic music festival has been coming to Alpe d’Huez for three years already and is a firm favourite for partygoers with 22,000 visitors last winter.
What are the summer activities like in Alpe d’Huez?
Due to the resort’s association with the Tour de France, its no surprise that road cycling and MTB biking are hugely popular here. Lifts are open all year round to open up the mountains for downhill biking. Most of the cycle trails come down to the village and are a mixture of blues, reds and blacks, the same as the ski piste. Enduro biking is popular here too and e-biking trails are also springing up. Hiking and walking are perennially popular summer activities with an exceptional number of trails taking you as high as 2300m. Because the village is relatively flat there is also a 9 hole golf course, outside tennis and padel courts and football pitches.

As we have touched on above, the property market in Alpe d’Huez has seen huge growth in recent years with as many as 8 new developments being built within the resort, two of which have already sold out. Developments have seen a trend in becoming more upmarket and many of the new projects include wellness facilities including a swimming pool, sauna, jacuzzi and steam room. Some also include restaurants and offer concierge services and rental management. All come with parking included or as an extra.
We believe now is a good time to be buying in Alpe d’Huez. Prices have risen 24% in the past 5 years according to Meilleures Agents but are still relatively low compared with other high altitude resorts. Alpe d’Huez is the only resort of 1800+ metres not to have reached the €10k per sqm level. Resale prices range from €5.7k to €8.9k. Compare this with a resort at the same altirude Val d’Isère at €17.8k per sqm. Annual average price growth for resales is projected at 4.3% over the medium term. And despite its abundant sunshine, 1000 snow cannons ensure the ski runs remain open all the way down to Huez Village at 1450m throughout the ski season. Below we present 6 new developments that have available apartments that are due for completion between now and the end of 2025.
- Les Fermes de l’Alpe is due for completion at the end of December 2023 and there are currently only a handful of apartments remaining in the development. The remaining apartments are either 3, 4 or 5 bedrooms. Prices from EUR 1,189,500 for a 102m2, 3 bedroom apartment. In terms of location, the project is located in the Quartier Vieil Alpe, close to the ski lifts, shops, restaurants and bars and the Alpe Express cable car.
- Inspiration is due for completion in early June 2024 and there are currently 13 apartments remaining within this development. Availability is for 1, 2, 3 or bedroom apartments with prices starting at EUR 505,000 for a 40m2, 1 bedroom apartment. This one bedroom plus bunk room apartment has 65.5m2 living space and comes with a terrace and parking space fr €603,000. The project is also located in the Quartier Vieil Alpe district of the resort and so is also close to the shops, ski lifts, resort amenities and is just round the corner from the Alpe Express cable car.
- Expression is due for completion in early June 2024. There are only 9 remaining apartments that are either 2 or 3 bedrooms and prices start from EUR 648,000 for a 68m2, 2 bedroom apartment. The project is also close to the Alpe Express cable car so is in a really good central location within the resort.
- Phoenix 3 still has a high number of remaining apartments. There are 37 available that are either 1, 2 or 3 bedrooms so there is still plenty of choice. It is due for completion at the end of June 2024 and prices start from EUR 489,000 for a 47m2, 1 bedroom apartment. This project is situated in the Quartier Bergers so it is in a premium ski in/ski out position within the resort. *
- La Belle Aurore has 21 remaining apartments and still offers a good selection of 1,2,3 and 4 bedroom apartments. It is due for completion at the end of December 2024. Prices for a 54m2, 1 bedroom apartment start at EUR 719,000. The apartments are on the Route de Signal and are therefore in a prestigious, ski in location, close to the Ront Point des Pistes. * these two programmes are under the Loi Montagne with an obligation to make the apartments available for rental when not in personal use.
- Les Grangettes residence is situated only 250m from the l’Alpe Express and enjoys a very central location within the resort. They are 1-3 bedrooms, including duplex apartments and prices start from EUR 434,000 for a 1 bedroom apartment, which is 40.76m2. There are only 24 units available and they are due for completion at the end of 2024. The location of this project is superb and the quality and finish will be modern and slick. Parking is additional and all the apartments come with a shared ski room, a ski locker and a cellar.
- L’Echappée residence will have the best views in Alpe d’Huez and offers some of the best value apartments currently available in Alpe d’Huez. There are currently 26 remaining 1, 2 and 3 bedroom apartments. Prices start at €451,000. This one bedroom apartment is 54m2 and comes with a balcony and cellar at €487,000. They are due for completion in February 2025. They are in a super ski in/ski out location but as they are situated at the entrance to the resort you need to take the shuttle bus from just outside to access the skiing hence the slightly lower price. It is possible to walk into the resort in the summer however.
- La Perle d’Alba is a 4* tourist residence situated in the Bergers area of the resort. It is at the foot of the slopes and only 100m from the ski lifts. A great investment opportunity where you can enjoy the shared benefits such as the swimming pool, a sauna, a hammam, a massage room, a ski room and a play room. There are 65 apartments in total, ranging from 1-3 bedrooms, sized from 30m2 up to 92m2. Prices range from EUR 311,000 up to EUR 840,000 for a 3 bedroom apartment. Delivery is December 2026.

The best property for sale in Huez Village (1450m).
Huez Village is slightly lower in the resort but there is an easy blue run that takes you straight down to the village, so it opens up the whole of the Alpe d’Huez ski domaine. From Huez Village you can either take a shuttle bus up to the main resort or go up on the Huez Express lift. This part of the resort is full of ambience and tradition. As a typical mountain village it is smaller and quieter than its neighbour but it has a grocery store, bar and restaurant and public parking at the gondola station that can be rented for €400 per year. Property is less expensive here but there is not so much available.
- Chalet Nuance is a small development of just 3 apartments in a renovated chalet style building, 2 of which are still available from €1,150,000 for a 4-bedroom apartment of 163m2 to €1,540,000 for a 5 bedroom apartment of 231m2. They are in a wonderful ski-in location, only 100m from the Huez Express. Both chalets have gardens, open plan living with stunning views and 4-5 double bedrooms with ensuites.
